How to dress your home for viewings

According to Zoopla, on average, properties in the UK go under offer within 32 days, but this varies according to the type of home you’re selling and where you live. There are plenty of tricks you can use to help make your home more appealing to buyers and preparing it for viewings is one of themost important.

Here are our top tips on getting your house viewer ready…

Declutter

Getting rid of excess stuff that has accumulated and creating a clearer space will help buyers envisage what the property would look like if they were living there. Whether you hide it, store it, bin it or give it away to charity, make sure every room has a clear purpose that can be easily
identified.

Complete minor repairs

You might no longer notice the hole in the wall, or the broken door handle but they’ll be the first thing potential buyers will spot. Many buyers want to move in without making any changes, so fill in any obvious cracks in walls or skirting boards, fix those door handles and treat any signs of damp or mould.

Clean everything

Keeping your home clean and tidy is a must, so make sure surfaces and floors are as clear as possible to give the impression there is a place for everything. Clean your windows and mirrors to let in as much light as possible, get rid of any limescale, replace grubby bathroom sealant and give the whole house a hoover.

Freshen up

Unpleasant odours are a big turn-off for potential buyers and while lighting a scented candle is a nice touch, don’t overdo it with powerful air fresheners as viewers might wonder what you’re trying to cover up. Find and resolve the source of any smells by checking plugs and drains and ensuring there are no signs of rodents.

Hide pet paraphernalia

Not everyone loves animals and evidence of pets could put some people off. Make sure litter trays, fur covered beds and squeaky toys are put away and vacuum thoroughly to remove any obvious pet hair.

Schedule viewings

Where possible, arrange viewings back-to-back or consider an ‘open house’ event. Not only will this mean that you limit the amount of prep you need to do but when buyers see that others are interested it can encourage early offers.
