Selling your house is widely regarded as one of the most stressful processes, so once you’ve made the decision to list your home and make that move, it can be very disheartening when it doesn’t sell straight-away.

Are your photos really selling it?
The majority of buyers start their property search online, so your photos need to show your home off at its best. Take a fresh look at the images on the property search engines to see how they compare to other properties in your price range. You might need to instruct your agent to retake new versions to keep the listing fresh.
Consider taking it off the market
If the market is slow when you’re trying to sell your house, or there’s a lot of similar houses on offer, fewer buyers may show interest in it. You can always remove your house from the sales market and re-list at a better time – activity is generally at its highest in spring and autumn so think about taking a break to refocus.
Fix easy repairs
Consider remedying anything that’s been negatively highlighted by viewers. Obviously, you can do nothing about the amount of steps up to the house, or the sloping garden but you can fill and paint over cracked walls, re-grout the bathroom or clean out the gutters. Buyers don’t want to buy a house that needs a lot of obvious maintenance.
Switch estate agents
A fresh set of eyes, new potential client database and more proactive approach could be what’s needed. After your initial agent contract expires, you’re free to change the listing of your home to a new estate agent. See what agents are in the area and which have sold similar properties to yours in the past. Get them to give their thoughts on why the house hasn’t already sold and what they can offer you. Always choose the agent you feel most comfortable with, as potential buyers will hopefully feel the same.
Reduce the asking price
Reducing the price of your house will potentially get many more buyers through the door and that’s the key to selling a house. You might believe it’s worth the current asking price but a house is only worth what someone else will pay for it. If you’ve tried all of the other tips, this could be your only option.
