What will the property market look like in 2022?

This year has definitely started with a bang for the property market. According to Rightmove, the property website, they saw the highest number of new sellers ever recorded on Boxing Day and the 30th December was the busiest day since May 2021 for people requesting estate agents to come out and value their home.

January has seen the same level of activity and this is great news if you’re looking to make the property leap this year.

More homes to choose from

Whether it’s the desire for more space or a complete change of lifestyle, the 2022 housing market looks set to see huge numbers moving this year.

With a dramatic increase in sellers and houses to choose from but with buyer demand remaining high, the 2022 housing market will be competitive. Good properties won’t hang around for long so we recommend viewing our listings as soon as you can and being quick to offer if you think it’s the house for you.

Extended search areas

The wish for more space is still high among buyers. People are still willing to increase their commute to live further from work now hybrid working from home is increasingly common. As a result, a home office space is a must for a lot of buyers.  Extending your search area, even by a small distance, could prove to be fruitful in offering more properties to consider.

Prices are still on the rise

As with previous years, we’ve seen the in-balance between house hunters and available homes continuing to push the price of properties up. It looks like this will be the trend for the year ahead, although at a slower rate than previous years.

Building supplies still delayed

A continuing impact of the pandemic is some building materials are very hard to come by. From new windows to kitchen cupboards, fence panels to cement, clients have seen the delays and costs of materials sky rocket from pre-Covid levels. We saw this result in a renewed demand for move-in ready homes last year and believe this will continue in 2022. 

Coulsdon and its surrounding areas offers a great mix of flats and both old and new homes. Local amenities and fantastic transport links make it an ideal location for people looking to move out of the city but remain within the M25.
