Get a free valuation
Before you do anything else, contact a few local estate agents for their expert opinions. They can advise you how best to showcase your home, who it will appeal to and give you an idea of what the current market is doing. They will offer a valuation guide, advise you of their fees and go through the process of getting photography and paperwork ready for you to list.
Preparation
To get the most amount of interest in your home, you need to make it look and feel appealing. A deep clean and declutter are essential to ensure viewers can visualise themselves living there. Make any necessary repairs and tidy the outside space to enhance the kerb appeal.
Paperwork
Gathering together any necessary property related paperwork early can avoid potential delays later in the process. You may have some from when you purchased the property and more from any work you have completed. Paperwork needed will include: Gas Safe certificates; FENSA or CERTAS certificates for windows; planning permission or building regulations certificates for alterations made to the house; electrical check certificates; HM Land Registry title documents; and Energy Performance Certificate (EPC).
