Suppliers to contact before selling your home
Decluttering, repairs, cleaning and kerb appeal are always top of the list when clients think about putting their home on the market. While these are important to make your house stand out from the crowd, there are some other key things to think about in order to get the moving process started. Here’s our top list of suppliers you should start researching to get ahead of the game.
Figure out your finances
It’s good practice to speak to a mortgage adviser or your current mortgage provider so you know how much you can borrow for your next purchase. Having a mortgage in principal ready to go before starting your house search means you’ll know what you can look for and makes you a more attractive buyer.
Choose an estate agent
Contact at least three local estate agents to determine the best fit for you and your property. They will talk through their fees, marketing plan for your house and give a guide price for sale. You’ll need to feel comfortable with them as you’ll be in regular contact.
Prepare your home for sale
Decluttering your home prior to putting it on the market is key to showcasing the space and helping achieve the best price. For items you want to keep but need to hide, storage facilities offering short-term lets are ideal. Various sized storage units can be hired to store anything from boxes and books to furniture and bikes.
Hire a conveyancing solicitor
A conveyancing solicitor will handle the legal work involved in selling your property and you’ll need to decide which firm you want to use before you agree to the sale of your house. They will work with you and your estate agent to complete a variety of forms, questionnaires and documents to give the buyer all the information about the property.
Research Removals
Once you’ve agreed a sale, it’s a good idea to research and choose a removals company. They will give you an idea of costs and timings depending on your circumstances and can book in provisional dates as you get closer to completion. Having this agreed can give you peace of mind and help you get organised well in advance.
Every house sale is unique and timescales can depend on many factors but in our experience the most successful sales are those where sellers are well prepared and knowledgeable about the process.
